The roots of Rosati's Pizza go back to the early 1900's, when Ferdinand Rosati opened a small restaurant in Chicago. His son, Sam, followed in his footsteps, opening his own restaurant in 1927. In 1964, Sam's children used his recipes and opened Rosati's, one of the first pizza places to offer delivery. The Rosati family still controls the business today, but began expanding through franchising in 2006.

The brothers were not impressed with the results: cracks left unfilled, oil spots bleeding through, and footprints from the sealer on the sidewalk. When they found that most paving companies did seal-coating only on the side, they decided to open their own business, specializing in seal-coating, in May 1988. In 1993, they awarded their first Jet-Black franchise.
